Many people now own property which they rent out to tenants as an extra income or investment.
The majority of the time you will be able to find decent reliable tenants who pay on time, do not
breach the tenancy agreement and leave the property peacefully and amicably at the end of the
tenancy period.

Unfortunately you will also find the odd tenant who doesn't pay the rent or breaches the tenancy
agreement whilst living there. Under these circumstances you may need to take action against
them to either leave the property or order them to remedy the breach of the tenancy agreement.

As at June 2006 the period of notice required for a tenant to leave a property when rent is not paid
is 2 months (there are separate procedures when a clause of the tenancy is breached). There
are also specific criteria which must be met to enable a notice to quit the property to be correctly
produced and served on the tenant. The courts take a strict line with any notices which are not in
the correct format therefore it is essential that you are able to confidently serve papers on your
tenant knowing that they have been checked for accuracy.
